Wilten Secures New Design & Build Contract for Chancerygate’s 51,000 sqft Industrial Development

Wilten are pleased to announce the award of a new design and build project for leading urban logistics developer Chancerygate. This marks our first project in collaboration with Chancerygate; we are pleased to have established this new partnership and look forward to developing and strengthening our relationship as the project continues.



The scheme will deliver 10 high-quality industrial, commercial, and research units totalling approximately 51,000 sqft, all targeting a BREEAM Excellent rating. The units range in size from circa 3,5595  sqft to 6,685  sqft.


Working collaboratively with the appointed professional team — Academy Consulting Solutions, Ian C King Associates, and I&L Consulting — we will deliver a modern, sustainable development that enhances the local area and provides high-value space for a range of future occupiers.


Benefits to the Local Area and Future Occupiers

We have been working closely with Chancerygate to date to engage with the local community and key stakeholders to inform them of the project, understand their needs, and minimise disruption. This early engagement has formed mutually beneficial relationships to enhance project delivery, and deliver lasting benefits for our neighbours.


When complete, Nucleus Park will:

  • Support the retention and enhancement of an existing employment site, contributing to the local demand for industrial floorspace.

  • Complement the surrounding area through high-quality design and carefully selected materials that enhance the Exning Road frontage and integrate with neighbouring business units.

  • Provide flexible, modern accommodation suitable for local SMEs and emerging industrial sectors.

  • Deliver a visually attractive environment through new landscaping, tree planting, and enhanced street frontage, creating an improved setting for pedestrians, neighbours, and occupiers.


Driving Sustainability

Aligned with Chancerygate’s and Wilten’s commitment to environmentally responsible development, the project incorporates a range of sustainable features, including:

  • Solar PV panels on all units

  • High-performance insulated cladding and roof materials

  • Highly efficient LED lighting

  • Low air-permeability building envelope

  • Electric vehicle charging points

  • 15% warehouse rooflights to maximise natural daylight

  • Landscaped communal areas supporting biodiversity

  • External wellbeing spaces

  • Secure cycle storage to promote active travel


A key component of our ESG strategy for the project will be the creation of meaningful social value for the local area. Our social value activities will involve active engagement with the adjacent school and the wider community, fostering educational opportunities, collaboration through volunteering and support for any school / community projects, and local skills development, all with the aim of delivering lasting, positive outcomes that extend beyond the development itself.
