Wilten Appointed to Deliver New Industrial Development at Caxton Road, Bedford

Wilten is pleased to partner with our repeat business client, Graftongate, following the award of the design and build contract for a major new industrial scheme at Caxton Road, Bedford. This scheme marks our second appointment by Graftongate, demonstrating our growing relationship in the Industrial and Logistics market.
The project will breathe new life into the former E.ON site at the heart of the Elm Farm Industrial Estate, transforming the plot into a modern employment hub designed for today’s industrial and logistics needs.
The scheme will be delivered in collaboration with the professional team comprising Wakemans, UMC Architects, and MJM Consulting. Developing a long lasting relationship with Wakemans and enhancing our existing consultant relationships with both UMC and MJM will be key to successful design and delivery.
A Strategic Redevelopment with Space to Grow
Once complete, the site will offer approximately 87,326–89,000 sqft of high-quality industrial space across three units — Unit 100, Unit 200, and Unit 300. Each building is designed with flexibility in mind, featuring:

CAT A mezzanine floors
Modern structural and layout efficiencies
External open storage areas
Before construction begins, our team will oversee the full demolition of existing buildings and structures, creating a clean slate for the new development. The scheme also includes infrastructure upgrades, drainage works, and incoming service installations to ensure a fully future-ready site.
This project has been deliberately designed to sit comfortably within the established industrial setting at Elm Farm, offering occupiers strong connectivity, practical layouts, and a contemporary working environment.
