Wilten is pleased to partner with our repeat business client, Graftongate, following the award of the design and build contract for a major new industrial scheme at Caxton Road, Bedford. This scheme marks our second appointment by Graftongate, demonstrating our growing relationship in the Industrial and Logistics market.

The project will breathe new life into the former E.ON site at the heart of the Elm Farm Industrial Estate, transforming the plot into a modern employment hub designed for today’s industrial and logistics needs.

The scheme will be delivered in collaboration with the professional team comprising Wakemans, UMC Architects, and MJM Consulting. Developing a long lasting relationship with Wakemans and enhancing our existing consultant relationships with both UMC and MJM will be key to successful design and delivery.

A Strategic Redevelopment with Space to Grow

Once complete, the site will offer approximately 87,326–89,000 sqft of high-quality industrial space across three units — Unit 100, Unit 200, and Unit 300. Each building is designed with flexibility in mind, featuring:

  • Integrated office accommodation

  • CAT A mezzanine floors

  • Modern structural and layout efficiencies

  • External open storage areas

Before construction begins, our team will oversee the full demolition of existing buildings and structures, creating a clean slate for the new development. The scheme also includes infrastructure upgrades, drainage works, and incoming service installations to ensure a fully future-ready site.

This project has been deliberately designed to sit comfortably within the established industrial setting at Elm Farm, offering occupiers strong connectivity, practical layouts, and a contemporary working environment.

Boosting Bedford’s Business Landscape

Caxton Road plays an important role within the wider commercial network of Bedford, and this redevelopment will help unlock even more potential for local businesses. By enhancing the standard of industrial accommodation available, the scheme aims to:

  • Support business growth and expansion

  • Attract new occupiers to the area

  • Provide improved facilities for existing commercial neighbours

  • Improve employment opportunities across the community

The location is set up to encourage multiple modes of travel, ensuring good accessibility for both businesses and the public.

A Focus on Sustainable, Responsible Delivery

Sustainability is built into the project from the outset, with the development targeting a BREEAM Excellent rating. Our approach includes:

Environmental Commitments

  • Use of renewable and low‑carbon technologies

  • Reducing energy and fuel consumption during construction

  • Minimising material waste and improving resource efficiency

  • Embedding sustainability credentials that support long-term performance

Community Benefits

  • Creating opportunities for local schools, and colleges

  • Supporting skills development and local employment

  • Strengthening community ties throughout the build

This combination of environmental and social value means the project will create a lasting positive footprint in the Bedford area well beyond the construction period.

The Caxton Road redevelopment is an exciting addition to Wilten’s growing portfolio of industrial and logistics projects, and a demonstration of our commitment to delivering modern, sustainable and adaptable workspaces across the UK.

We look forward to bringing this mid‑box scheme to life and working closely with Graftongate and the wider team as construction progresses.
