New Project Award Shenley Wood, Site B, Milton Keynes

Wilten is delighted to announce our appointment as the Design and Build Contractor for the Hampton Brook development at Shenley Wood, Site B, located to the west of Milton Keynes’ City Centre.

 


Strategically located in a dynamic hub for high-tech innovation, the development will bring high-quality employment space to the city, designed to foster collaboration and growth. Each building will combine modern warehouse facilities with contemporary open-plan office accommodation, offering tenants flexibility and efficiency.

 

Hampton Brook acquired the Shenley Wood site from Milton Keynes Development Partnership (MKDP), with the scheme funded by NFU Mutual. MKDP were instrumental in shaping the development brief to ensure that proposals fully align with Milton Keynes Council’s planning policy.

 

When complete, the development which totals 144,222 sqft, will provide two sustainable commercial buildings:


  • Unit 1 for occupier Routeco (to the east of the site) will provide a new bespoke Headquarters, supporting their expansion in the city. Unit 1 comprises circa 72,412 sqft, featuring 15 HGV waiting bays, 2 level-loading docking bays, and 120 car parking spaces, including 24 active EV charging bays and 6 accessible spaces. Provision is also made for 38 cycle spaces and 2 motorcycle spaces. Vehicle access is via Wildacre Road, with dedicated routes for HGVs and cars.

 

  • Unit 2 (to the west of the site) comprises circa 71,810 sqft, offering 15 HGV waiting bays, 21 oversized HGV waiting bays, 6 dock loading bays (3 level and 3 dock level), and 89 car parking spaces, including 10 active and 8 passive EV charging bays. The building will also include 30 cycle spaces and 2 motorcycle spaces, with access from Chalkdell Drive.

 

Sustainability is central to the scheme, with both buildings targeting BREEAM Excellent and EPC A+ ratings, therefore being carbon negative in operation. Environmental features include:


  • Solar PV panels

  • Motion Sensor LED lighting

  • 68 secure cycle parking spaces

  • 34 electric car charging points

  • 10% Roof lights

  • Water Regulation Technologies

  • Responsible sourcing assured construction materials

 

Beyond the environmental benefits highlighted, Shenley Wood, Site B, will provide wider benefits for Milton Keynes and the occupiers:
