Wilten has been appointed as main contractor for a new high-quality industrial and logistics development at Cross Oak Lane, Horley, further strengthening its ongoing partnership with Kingsbridge Estates.

The four-acre site, located in the heart of the established Salfords Industrial Estate, will deliver two new semi-detached industrial warehouse units totalling 87,752 sqft. The scheme comprises units of 56,959 sqft and 30,793 sqft, designed to meet strong market demand for modern, flexible industrial accommodation.

The development has been carefully considered to align with Kingsbridge’s vision and the wider ambitions for the area.

The scheme will deliver high-quality architectural design using materials that respect the surrounding environment, alongside enhancements to the local setting through landscaping and green infrastructure.

Sustainability is central to the project, with the scheme targeting BREEAM Excellent and EPC A ratings. A strong focus on low-carbon delivery will see the incorporation of photovoltaic roof panels, 10% natural roof lighting, EV charging infrastructure, and carefully designed external breakout spaces. The approach supports regeneration and sustainable growth in the area while minimising environmental impact.

Wilten will work closely with Kingsbridge Estates and the wider consultant team; Quartz, HNW Architects and PTA to deliver the scheme in line with a shared commitment to ESG principles. This includes reducing carbon emissions through renewable and low-carbon technologies, applying sustainable design and procurement methods, and contributing positively to the local economy and community.

The appointment builds on a successful track record between Wilten and Kingsbridge, following previous schemes at Ferne Park in Fareham, Hampshire, and an ongoing development at Sopers Lane in Poole, Dorset.

Greg Lukasiewicz, Investment Director at Kingsbridge, said:

“We are pleased to complete the acquisition of this key site, with planning already in place to bring forward a high-quality scheme that will deliver sustainable facilities and support local employment. We are also pleased to be partnering with Wilten once again, building on a strong track record of delivering successful industrial developments together".

Matt Fry, Wilten Construction Director / Co-Founder said:

“We’re really pleased to be continuing our relationship with Kingsbridge on another high-quality scheme. Repeat business like this is a reflection of the strong partnerships we’ve built and our shared approach to delivery. We look forward to working closely with the team once again to bring forward a development that meets the highest standards in both quality and sustainability".
